Selling an Older Longfellow Home? Where It Gets Hard

A 1910s kit-era house inherited from out of state

You've inherited a parent's house here, live in another state, and don't know what a century-old home needs before it can sell.

Why it happens here: Most of the area went up between 1906 and the 1920s, some as catalog kit homes, and Minneapolis service lines laid before 1930 were usually lead.

What we do: Ryan reviews the house, the TISH report, and the service-line record, then explains an inherited-home offer the personal representative can review from anywhere.

Repairs you don't want to take on

Listing prep can mean TISH items, paint, floors, or a roof. An as-is sale prices the condition instead of asking you to fix it.

Tenants, leases, or belongings inside

Occupied rentals and full houses add notice, access, and cleanout questions to every step.

A date that won't move

A new job, an estate deadline, or the next home sets the calendar. The sale has to fit around it.

How the Sale Works in Five Steps

Each step is explained before it happens, and nothing is final until you accept a written offer.

  1. Step 1: Tell us about the property

Send the address and a few details. No cleaning or repairs needed to start.

  2. Step 2: Talk with Ryan

A direct conversation about your goals, timing, and what you already know.

  3. Step 3: Walkthrough and records

Condition, occupancy, and access, plus city and county records for the address.

  4. Step 4: Written offer

Price, buyer, costs, and contingencies in one document. No obligation to accept.

  5. Step 5: Closing on your dates

A title company handles title work, the settlement statement, and funds.

One Name, Two Meanings: Community and Neighborhood

Community vs. Neighborhood: What Longfellow Means

The name Longfellow covers two things. The Longfellow community includes five neighborhoods: Cooper, Hiawatha, Howe, Longfellow, and Seward. The Longfellow neighborhood is one of those five, between Lake Street and the community's other neighborhoods, near the Mississippi River gorge. This page focuses on the neighborhood, and we have separate pages for Howe and Seward.

Further south, the community reaches toward Minnehaha Falls. If you're not sure which neighborhood your address is in, Ryan can confirm it from public records.

Story-and-a-Half Homes and Long-Held Family Houses

The neighborhood is full of the classic story-and-a-half home, plus bungalows and some duplexes. Many were built in the 1910s to 1930s and have been owned by the same family for decades.

That history shows up in sales. Inherited homes are common, often with original systems, finished attics with low knee walls, and basements that have seen a few wet springs. Ryan reviews condition and contents, works only with sellers who have authority to sign, and can coordinate with heirs who live out of state. Eligible rentals are considered too, with lease and license review.

Local facts we check before an offer

  • The community includes five neighborhoods: Seward, Cooper, Hiawatha, Howe, and Longfellow. (Source: Wikipedia)
  • The area was largely built from 1906 through the 1920s as streetcar lines arrived, including ready-to-assemble kit homes such as Sears Catalog Homes. (Source: Wikipedia)
  • Minneapolis water service lines installed before 1930 usually used lead pipe, and the City replaces private lead lines at no cost for eligible owners. (Source: City of Minneapolis)
  • Minneapolis Truth in Sale of Housing (TISH) evaluations cover single-family houses, duplexes, townhouses, and first-time condominium conversions, and the report is needed before a property is shown. (Source: City of Minneapolis)

Longfellow Seller Questions

Is Longfellow a neighborhood or a community?

Both. The Longfellow community includes Cooper, Hiawatha, Howe, Longfellow, and Seward. The Longfellow neighborhood is one of those five.

Can heirs outside Minnesota sell the house?

Often yes. Access can be arranged locally, walkthroughs shown by video, and many title companies offer remote closing options.

Do you buy older story-and-a-half homes that need work?

Yes, if the property fits our criteria. Much of the community was built between 1906 and the 1920s, so Ryan expects older wiring, plumbing, and possibly a lead service line, and reflects them in the as-is price instead of asking you to fix them.

What if the basement has had water?

Tell Ryan what you know. Water history is reviewed and reflected in the repair scope. Minnesota disclosure rules still apply.

Do you buy rentals in the community?

Eligible rentals are considered with leases, deposits, and rental license status reviewed.
